Walkinstown is the first of the regen lands at this location to be proposed setting a benchmark for further development to the West. It replaces the derelict former CHM Warehouse facility, delivering a proposed plot ratio of 2.32 and site coverage of 50%. By careful sectional and visual analysis of the surrounding scale and urban grain, most notably to the East, the proposal addresses these parameters through various design mechanisms at key context relationship points. Most notably, the scale relationship between Walkinstown Crescent and the east is addressed by diminishing building heights.

The design allows for an active relationship on Ballymount road while first floor residents are raised above the busy carriageway by a storey and a half. The building formation creates an L-shaped protective arm around the central amenity space to scheme to provide acoustic comfort from the roadway and potential noise pollution from the warehousing to the East.

The development is permeable via access routes off Ballymount road and provision is made for future development to the west lands by way of a new street to the Western boundary to be given in charge. The site represents the beginning/ terminus of the regen lands with no through circulation available as the Eastern and Northern boundaries which are ‘bookended’ by Walkinstown crescent. This informs the pedestrian linkage on to Ballymount road Lower to the eastern boundary for access through the development.

Communal spaces are provided for residents, accessible off Ballymount Road Lower offering further supervision and activity at street level. A Corner café and play area is provided to enhance community and activity at Eastern end. A 25 child public use creche and drop is also provided for off Ballymount road.

The development provides for a mix of apartment types with 60% two bed, 35% one bed and 4% three bedrooms. Two studio apartments are also provided. This mix is accommodated across 38 different apartment formats providing for a diverse choice of unit type. Orientation of living areas, internal and external communal spaces have been organised to maximise solar aspect for comfort with over 36.8 % dual aspect achieved on apartments.
